How to Seal a Concrete Floor
Sealing is the cheapest way to protect a concrete floor, and most jobs run about $1 to $3 per square foot in materials. A good concrete floor sealer blocks stains, keeps out water, cuts down dusting, and makes the surface far easier to mop. Bare slab soaks up oil, wine, and road salt like a sponge. Types of concrete floor sealer
There are five common products people reach for. Each one trades off look, toughness, and price in its own way.

Penetrating sealers sink into the pores and react with the concrete, so they leave the color and texture alone. Acrylics are the budget pick and give that wet-look sheen, but softer versions want a sacrificial wax on top and periodic recoating. Epoxy and polyurethane are the workhorses. Topical vs penetrating sealers
Every product above falls into one of two camps, and picking the right camp matters more than picking a brand.
Topical sealers (acrylic, epoxy, polyurethane) form a film that sits on top of the slab. That film gives you gloss and the deepened color you see on stained concrete floors. The downside: a film can trap moisture trying to escape from below, and it can peel or turn cloudy if that happens. Gloss finishes also get slick when wet, so many people add a grit additive to the last coat in kitchens, entries, and bathrooms.
Penetrating sealers (silane, siloxane, silicate) do the opposite. They react inside the concrete and leave no film, so the floor still looks like bare concrete and stays breathable. Water beads and rolls off, but vapor from underneath can still pass through, which is what you want on a slab sitting on damp ground. They won't change the sheen or add slip, though they also won't give you a decorative shine.
How to seal a concrete floor, step by step
Prep is 80 percent of the job. A sealer only bonds to a floor that's clean, sound, and dry.
- Clean the slab completely. Sweep, then scrub with a concrete degreaser to pull out oil and grime. Rinse and let it dry. Any residue, wax, or old sealer will block the new coat from bonding.
- Let the concrete dry fully. Give a washed floor at least 24 hours, longer in a humid space. New concrete needs to cure first. On a shop-floor thread at TractorByNet, one member waited "two or three months before painting" a fresh slab with two-part epoxy, and it held up under daily use.
- Repair and etch. Fill cracks and spalls with a patching compound. If the surface is very smooth or troweled hard, etch it with a masonry etching solution so the sealer can grip, then rinse and dry again.
- Test for moisture. Tape a two-foot square of plastic sheeting to the floor overnight. Water droplets underneath mean a vapor problem to solve before you seal, especially with a topical film.
- Apply thin coats. Cut in edges with a brush, then roll or spray the field. The Concrete Network puts penetrating and light-coat coverage around 800 to 1,000 square feet per gallon; heavy film sealers cover less. Two thin coats always beat one thick, puddled coat that stays tacky.
- Recoat and cure. Wait for the recoat window on the label, usually 2 to 4 hours, then apply the second coat at a right angle to the first. Keep foot traffic off for 24 hours and heavy furniture off for a few days.
Work in a well-ventilated space, wear a respirator with solvent-based products, and keep a wet edge so lap marks don't show.
Sealing a basement floor
Basements are their own problem because the slab usually sits on damp soil, and moisture pushes up through the concrete year-round. That's why penetrating sealers are often the better call down there. A silane or siloxane waterproofs from the inside without forming a film that vapor can lift off.
