Epoxy and Concrete Floor Coatings
A coating bonds a hard plastic film on top of your slab. That film shrugs off oil, road salt, and dropped wrenches, and it can turn a dull gray floor into a glossy showpiece. But a coating is only as good as the concrete under it. Skip the prep and even the priciest product will peel or lift in sheets within a year or two. Get the prep right and the same product lasts a decade or more.

Types of concrete floor coating
Not everything sold as a "coating" is the same chemistry, and the differences show up fast in the garage. Solid epoxy is the workhorse, polyaspartic is the fast and tough premium option, and acrylic sealers and 1-part epoxy paints are the budget end. Here is how they stack up.

A few notes that trip people up. Polyaspartic cures in as little as 30 minutes to an hour, which is a blessing for a one-day pro install and a curse for a DIYer, since you get almost no working time before it sets. Solid epoxy gives you a relaxed pace but can take a week before you park on it. And a "metallic epoxy floor," the swirled, three-dimensional look you see in showrooms, is usually a solid epoxy base with metallic pigment mixed in, then sealed with a clear topcoat. That artistry pushes cost to roughly $5 to $12 per square foot installed.
How much do floor coatings cost
For a DIY kit, budget about $2 to $5 per square foot for materials before you buy tools. A two-car garage of 500 square feet lands somewhere around $1,000 to $2,500 in product for a good flake-and-topcoat system, and far less if you use a single water-based kit.
Professional installation runs roughly $2 to $12 per square foot including labor, with most flake garage jobs landing in the $4 to $8 range. That same 500 square foot garage often comes in between $1,500 and $6,000 depending on the system and how much repair the slab needs.

DIY epoxy floor, step by step
Roughly 80% of the work is prep, and every failure story starts with skipping part of it. Here is the order that works.
- Clear and sweep. Empty the space, sweep, and vacuum every corner. Dust kills adhesion.
- Degrease. Scrub out oil and grease stains with a concrete degreaser. Old drips will bleed through a coating if you leave them.
- Repair. Fill cracks, spalls, and pits with a patch or epoxy filler and let them cure. A coating will telegraph every low spot.
- Moisture test. Tape a 2-foot square of plastic sheeting to the slab overnight. Condensation underneath means the slab is pushing moisture and a standard coating will blister. - Etch or grind. Open the concrete's pores so the coating can grab. Acid etching is the DIY-kit method; diamond grinding is the pro method and gives a stronger bond. Grinding beats etching almost every time for solid epoxy.
- Mix and apply. Combine part A and part B exactly by the clock, cut in the edges with a brush, then roll the field in the direction of your exit. Watch the pot life; once it kicks in the bucket, it is done.
- Broadcast flakes. While the base coat is wet, toss color flakes (also called chips) up and out so they fall flat. Flakes hide imperfections and add grip.
- Topcoat. After the base cures, scrape loose flakes, then roll a clear topcoat, polyaspartic or polyurethane, for the wear layer and gloss. This is the coat that actually takes the abuse.
Common problems (hot-tire pickup, peeling, moisture)
Three failures show up again and again, and prep prevents all three.
Hot-tire pickup is the classic garage failure. Tires can hit 140 degrees Fahrenheit on a summer drive, and that heat softens the bond between coating and slab. Park in the same spot every day and the repeated heat cycle lifts chunks of coating off with the tire. Thin 1-part epoxy paints are the most vulnerable. A properly ground slab with a full solid-epoxy base and a polyaspartic topcoat resists it far better.
Peeling and delamination almost always trace back to a slick, sealed, or dusty surface the coating never really bit into. If the concrete was troweled smooth and never etched or ground, the film sits on top like a sticker and eventually lets go.
Moisture blistering happens when water vapor moving up through the slab has nowhere to go and pushes bubbles up under the film. This is why the plastic-sheet test in step four matters. Slabs on grade with no vapor barrier are the usual culprits.
Epoxy vs polished concrete vs paint
Quick gut check. Epoxy adds a thick, colorful, chemical-resistant film and hides a rough slab, but it can chip and yellow and it demands real prep. Polished concrete grinds and hardens the slab itself, so there is nothing to peel; it lasts the longest and needs the least upkeep, but it shows the concrete you already have. Paint, a 1-part epoxy or acrylic kit, is the cheapest and easiest to roll on, but it is the thinnest and the first to wear.

Can I epoxy over a painted or sealed floor?
