Concrete Floors in the House
Concrete works better in a house than most people expect, and worse than the design magazines admit. The slab is already there under your feet, finishing it costs a fraction of new flooring, and it lasts decades. It's also hard, cold, loud, and unforgiving to anything you drop. None of that is a dealbreaker, but all of it is fixable only if you plan for it before the finish goes down. This page is a spoke of our concrete floor guide, and it's the honest version: what an interior concrete floor costs, what living on one is actually like, and which rooms it suits.
What a concrete floor costs in a house
The single biggest variable is whether you already have a slab. If you do, you're buying a finish. If you don't, you're buying a floor.
Finishing an existing slab runs about $3 to $12 per square foot for most residential work. Concrete Network splits it into basic work at $3 to $7, mid-range at $8 to $12, and high-end decorative at $13 to $20 or more. Angi's 2026 data puts polished concrete at $2 to $16 per square foot with a $4,500 national average, and notes labor is roughly two thirds of the bill.
Pouring a new interior slab is a separate line item on top. HomeGuide puts a slab at $6 to $12 per square foot installed, with a standard 4-inch pour at $6 to $8. So a poured-and-finished interior concrete floor realistically lands somewhere around $9 to $24 per square foot once you stack the two, which is our arithmetic rather than a quoted figure.
One thing the cost guides rarely mention: small jobs cost more per foot. A specialist polishing contractor quotes salt-and-pepper polish from around $9 per square foot on a 600 square foot job but from $3.50 at 5,000 square feet, because mobilisation and setup don't shrink with the room. If you're finishing one bedroom, expect to pay near the top of every range you read.

Is a concrete floor too hard to live on?
Hard, yes. Unlivable, no. But the people who regret it are almost always the ones who stand on it a lot.
On a GreenBuildingAdvisor thread about making a concrete floor comfortable, one poster who stands on concrete all day for work put it plainly: it takes a toll on your joints and feet. That's lived experience rather than a clinical finding, and it's worth weighting accordingly, but it shows up repeatedly from people who work on slabs.
The second-order effect is breakage. HGTV's pros and cons of concrete flooring puts it well: a dropped glass definitely won't survive. Plates, mugs, phone screens, the same. If you have a household that drops things, factor in the replacement cost of the things, not just the floor.
Wagner Meters also flags concrete as a poor choice where someone is likely to fall, which puts households with toddlers or elderly residents in the think-carefully column.
What actually helps: rugs with a proper pad in the places you stand, supportive shoes rather than socks, and an anti-fatigue mat at the sink and the stove. Nothing makes concrete soft. You're managing it, not solving it.
The cold problem, and why insulation beats heating
Concrete feels cold because it conducts heat away from your feet faster than wood does, not because the room is cold. That distinction matters, because it points at the actual fix.
The instinct is radiant heat. HomeGuide prices electric radiant at $8 to $15 per square foot and hydronic at $7 to $17, with whole-home installs from $10,000 to $34,000 and running costs of $65 to $250 a month. It works, and a slab heated to 80 to 85 degrees F feels genuinely warm underfoot.
But it may not be the thing you need. Ecohome's Mike Reynolds argues that whether heated floors are required depends mostly on insulation, and notes that many Passive House builders skip in-floor heat entirely. Owners on GreenBuildingAdvisor with unheated but well insulated slabs in Maine and New Hampshire report the floor feels fine, with one Zone 6 owner saying he's glad they skipped the tubing.
The low-regret move if you're pouring: insulate properly under the slab, and lay the tubing anyway even if you never connect a boiler. Nobody warns you that concrete floors are loud
This is the complaint that surprises people, and it has hard numbers behind it.
Sound absorption is measured as a noise reduction coefficient, where 0 means the surface absorbs nothing and reflects it all back into the room. On the standard absorption coefficient chart, unpainted concrete scores 0.05. Painted or sealed concrete scores 0.00. Carpet and wood flooring both score 0.10.
Read that again, because it's the counterintuitive part. Sealing makes a concrete floor acoustically worse, and every finished residential concrete floor is sealed. You are installing the most reflective floor surface on the chart.
What that means in a room: one measured study compared an empty concrete room with the same room carpeted and found reverberation time dropped from 3.3 seconds to 1.6 seconds. That's the difference between a room where conversation is work and one where it isn't. Open-plan spaces with hard ceilings make it worse.
The fix is the same one that helps with hardness, which is convenient. Large rugs with pads, soft furnishings, and if it's really bad, acoustic panels or ceiling treatment. Plan for rugs in the budget rather than discovering you need them.

Every concrete industry source will tell you it works in any room, which tells you something about the sources. Here's a more useful sort.

The moisture detail that ruins interior concrete floors
Here's the part that separates a floor that lasts from one that fails in year two.
Under a carpet, a slightly damp slab is a nuisance. Under a polished or sealed concrete floor, the slab is the finish, and the sealer on top is a low-permeability layer. Moisture rising through the concrete has nowhere to go, so it lifts the sealer, blushes the stain, and feeds mold underneath.
A vapor retarder under the slab is what prevents this, and it isn't optional. The International Residential Code, at R506.2.3, requires a minimum 10-mil vapor retarder meeting ASTM E1745 Class A with joints lapped at least 6 inches between the slab and the base course, with narrow exceptions for unheated accessory buildings and flatwork (code text). None of the exceptions covers living space.
Wagner Meters, whose business is measuring this, recommends a permeance below 0.3 perms and a retarder in direct contact with the slab. If you're finishing an existing slab and you don't know what's under it, test before you commit to a film-forming finish.
What concrete floors do for resale
Honest answer: nobody knows, and anyone who tells you otherwise is selling concrete.
The 2025 Remodeling Impact Report from NAR and NARI, which is the closest thing the US has to authoritative cost-recovery data on home improvements, tracks new wood flooring at a 71 percent cost recovery and a joy score of 9.1. Concrete flooring doesn't appear in it at all. Real estate sources that discuss flooring and resale talk about hardwood and don't mention concrete either.
Every positive resale claim about polished concrete that we could trace online originates with a company that installs polished concrete, and none of them cite a study. The defensible position is that concrete floors are a taste-dependent, style-dependent choice that suits modern houses and divides buyers elsewhere. Budget for it because you want it, not because it will pay you back.
