Outdoor Concrete Floors

Outdoors, the thing that destroys a concrete floor isn't traffic. It's water, and specifically water that freezes. That changes nearly every decision: which finish goes on, which sealer protects it, how much grip the surface needs, and what you're allowed to throw on it in winter. Several finishes that are excellent indoors are actively wrong outside. This page is a spoke of our concrete floor guide and covers patios, porches, walkways and pool decks.

What fails outdoors, and why

Epoxy yellows. UV breaks down the polymers and the coating ambers, sometimes within months. Concrete Network's sealer comparison flags epoxy as generally limited to interior use for exactly this reason. UV-stable formulations and polyaspartic or aliphatic polyurethane topcoats exist and do hold color, so the honest version is that conventional epoxy is an indoor product and you need to specify your way out of it.

High gloss gets slippery. A polished or film-sealed surface sheds water across the top rather than absorbing it, which is what makes it slick. Anywhere that sees rain, snow or bare wet feet, gloss is a hazard rather than a look.

Salt finish fails where it freezes. The pitted texture that makes a salt finish grippy also holds water in every divot, and water in a divot in January is a small ice jack. It's a warm-climate finish.

And the one almost nobody mentions: don't trowel an exterior slab. The National Ready Mixed Concrete Association is unambiguous in CIP 14 on finishing concrete flatwork: air entrained concrete should not be troweled, and for sidewalks, patios and driveways troweling is not usually required. It recommends texturing with a coarse or fine push broom after floating to give a non-slip surface. Since exterior slabs in any freeze climate need to be air entrained, hard troweling one invites dusting, scaling, crazing, delamination and blisters.

Freeze-thaw and de-icing salt

This is the main event for any outdoor slab north of a mild winter.

NRMCA's CIP 2 on scaling defines it as the local flaking or peeling of a finished concrete surface as a result of exposure to freezing and thawing. The mechanism is physical: water expands about 9 percent as it freezes, and in a saturated slab with nowhere for that pressure to go, the paste near the surface fractures. De-icing salts make it worse by adding osmotic pressure and thermal shock on top.

The defenses, in order of importance:

  • Air entrainment. NRMCA specifies 6 to 7 percent air in freshly mixed concrete for severe exposure with 3/4 inch or 1 inch aggregate, and 4 to 6 percent for moderate exposure without de-icers. Those microscopic bubbles give the pressure somewhere to go.
  • Strength. 3,500 psi for freeze-thaw exposure, and 4,000 psi where de-icers are used.
  • No salt in year one. NRMCA says flatly not to use de-icing salts such as calcium or sodium chloride in the first year after placing the concrete, and to use clean sand for traction instead. This is the single most actionable thing on this page and almost nobody is told it when their driveway is poured.
  • A breathable sealer. NRMCA recommends a commercially available silane or siloxane-based breathable concrete sealer, with late summer being the optimal time to apply it.

Worth being straight about the limits: a sealer reduces how much water the slab absorbs, which reduces saturation, which reduces the pressure on freezing. It does not replace air entrainment. If the concrete went down without air in a freeze climate, sealing it is damage control rather than a fix.

One more homeowner trap from the same source. Ammonium sulfate and ammonium nitrate, both common lawn fertilizer ingredients, cause scaling and severe chemical attack. Sweep fertilizer off the walk rather than leaving it to dissolve.

Which sealer for outdoor concrete

The split that matters is whether the sealer sits on top or soaks in.

For a slab that has to survive winter, the penetrating option is the one the standards body points at. It works below the surface, leaves the appearance alone, lets vapor out, and lasts several times longer than an acrylic before it needs redoing. The trade-off is that it gives you no gloss and no color enhancement, which is precisely why people keep choosing acrylics and then resealing every other year.

Budget roughly 250 to 300 square feet per gallon, applied as two thin coats with the second perpendicular to the first. Air temperature should be above 50 degrees F during application and for at least 24 hours after, and heavy traffic can be up to three days out. Material cost runs about $0.15 to $0.25 per square foot for acrylic and reactive penetrating sealers, and $0.50 to $2.50 for high-performance epoxies and urethanes. Grip, and how to get it

Outdoor concrete needs texture. You can build it into the pour or add it to the sealer, and the two solve slightly different problems.

Broom finish is the default and the one NRMCA recommends: fine ridges dragged across the floated surface, excellent wet traction, cheap because it's technique rather than product. It can be dressed up with fan patterns and arcs if a plain drag looks too utilitarian.

Swirl finish is made by working the trowel or float in overlapping circles, and it's genuinely good for patios and walkways in wet weather. The design has to shed water rather than pond it.

Exposed aggregate gets its grip from the stone itself, revealed by spraying a chemical retarder after troweling and washing the surface paste away. Lighter exposures are much kinder to bare feet than heavy ones.

Anti-slip additive in the sealer is the retrofit. Concrete Network's guide to gritty sealers gives a working dose of 1 pound of grit to 5 gallons of sealer. Ground polyethylene is the material to ask for: it's nearly transparent, stays suspended in the sealer, and exposes fresh grit as the surface wears, where silica sand and aluminum oxide both change the look. Mix it into a small portion of sealer first, then into the bulk, and roll rather than spray it.

Stain or paint outdoors

Stain wins outside, and the reason is mechanical rather than aesthetic. Stain soaks into the concrete and becomes part of it. Paint sits on top, and when moisture gets trapped between the slab and the paint film, it lifts.

Between the two stain types, Concrete Network rates acid stains as the more durable exterior choice, since the color is the product of a chemical reaction and can't fade, chip or peel. Water-based stains do fine outdoors if you reseal them regularly. Either way, always seal stained concrete.

Coverage runs about 200 to 400 square feet per gallon for acid stains and 250 to 450 for water-based. Note that stain is translucent: existing patches and oil stains will show through however many coats you apply. Our stained concrete guide covers the application.

If you're painting anyway, prep is the whole job. Clean to bare concrete, pressure wash at no more than about 1,750 psi, etch, and test for moisture first by taping a 12 inch square of plastic to the slab for 24 hours. And be realistic about the lifespan: exterior concrete paint is commonly quoted at 1 to 5 years.

Pool decks

Pool decks have to solve three things at once: heat underfoot, traction for wet bare feet, and exposure to pool chemistry. That combination is why a category of product exists just for them.

Cool deck coatings are spray-applied overlays in light colors with an orange-peel texture. The light color reflects solar radiation and the texture creates small air pockets that keep the surface cooler, while still giving traction that's comfortable on bare feet. They've been standard in the sunbelt for decades.

On sealing, Concrete Network recommends resealing a pool deck every 2 to 5 years and choosing either a slip-resistant formulation or adding a non-slip additive. Chlorine is named as one of the things the sealer is protecting against.

Resurfacing a pool deck runs about $3 to $12 per square foot, with cool deck specifically at $4 to $6.

When to seal new exterior concrete

The answer depends on the chemistry, which is why you get contradictory advice.

Acrylic-resin sealers and certain reactive penetrating sealers such as siliconates and silicates can go on as soon as the new concrete will take the installer's weight. Silanes, siloxanes, epoxies and urethanes need to wait until the concrete is fully cured, generally 28 days.

Since the breathable silane or siloxane is the product you most likely want on an exterior slab in a freeze climate, plan on the 28-day wait, aim for late summer, and get through the first winter without de-icing salt.
