Resurfacing a Concrete Floor

Resurfacing fixes the surface of a slab. It does not fix the slab. That one sentence saves more money than anything else on this page, because the most common way a resurfacing job fails is that it was asked to solve a structural problem with a quarter-inch of cement. Concrete Network puts it about as plainly as it can be put: put an overlay on cracked concrete, and you will get a cracked overlay. Repair, level, resurface, or replace

These four are not a severity ladder. They fix different things, and picking the wrong one is how people end up doing the job twice.

The governing principle shows up almost word for word from two independent sources. Sakrete, quoted in For Construction Pros on when to replace or resurface, says resurfacing products are only as good as the subsurface. Concrete Network says overlays are only as good as the subbase, and are meant to give a new look to concrete that's already in good shape rather than to fix poor concrete.

So: hairline cracks, surface flaking and a powdery finish are resurfacing candidates. Deep or widening cracks, a slab that has heaved, soil washout underneath, or tree roots lifting it are not, and no amount of product on top changes that. Soft, scaling concrete has to be mechanically removed down to sound material first, which is a prep requirement rather than an automatic disqualification.

One honest note on crack width. Sources give different thresholds, often because they're talking about foundation walls rather than floor slabs, so we'd rather you judge behavior than a number: a crack with vertical displacement between the two sides, or one that has visibly widened over a year, is structural. A hairline crack that has sat still for a decade is not.

How thick a resurfacer actually goes on

This is where manufacturer data beats blog advice, and the answer is remarkably consistent: featheredge up to half an inch.

Practical limits from those same sheets: apply between 50 and 90 degrees F, don't resurface concrete that has cured less than 7 days, and expect to walk on Re-Cap in about 8 hours and drive on it in 24. Cement-based resurfacers need moist curing afterwards, often for a day or two, which people routinely skip and then wonder why the surface is weak.

If the floor needs more than half an inch, you're into overlay territory rather than resurfacer. Concrete Network's overlay systems chart sets out the ranges: microtoppings and skim coats featheredge to 1/8 inch, spray-down systems at 1/8 inch, stampable overlays 1/4 to 3/4 inch, self-leveling overlays 1/4 to 1 inch in one lift, and underlayments up to 1 1/2 inch. The rule of thumb inside those ranges is that higher-build systems hide flaws and take wear better than ultra-thin ones.

Grinding an old floor

Grinding is the step before almost everything else. A planetary grinder with diamond tooling takes off coatings, glue, stains and the weak top layer, and flattens high spots.

Expect it to remove about one sixteenth of an inch per pass on a typical machine, and up to an eighth on heavier units, per BigRentz. One pass over 500 square feet is roughly two hours of work.

If you're renting, budget past the machine. Walk-behind grinders run roughly $100 to $200 a day, but diamond tooling is billed separately and so is the dust extractor, and without the extractor you will fill the house with silica dust. Rental counters often quote the grinder alone, which is how a job that looked like $120 becomes $350.

Grinding as surface prep before resurfacing is priced around $0.75 to $1.50 per square foot. Quoted ranges that run to $6 or more per square foot are generally grind-and-polish jobs, where the grinding is the finish rather than the prep. Make sure you know which one you're being quoted.

Worth hearing the counter-argument: grinding a settled slab flat doesn't address the settlement, and each grind leaves the slab thinner. If a floor is out of level because something moved underneath it, leveling is the fix, not grinding.

Getting old glue, coatings and paint off

Most old interior slabs have something stuck to them. Concrete Network's guide to removing glue from concrete lists four approaches: a long-handled floor scraper, hot water for water-based adhesives, soy-based or citrus mastic removers left to soften for 45 minutes to several hours, or mechanical removal with a floor sander and a handheld grinder for edges and corners.

One safety point that matters more than any of them. Black cutback adhesive, the tar-like stuff under flooring in homes built before the 1980s, may contain asbestos. Grinding or dry-scraping it is exactly the wrong thing to do. If you find black mastic under old tile or carpet, stop and get it identified before any machine touches it.

Prep cost for the removal work itself typically runs $1 to $3 per square foot for coating removal and $1 to $2 for carpet or VCT glue, with whole-slab prep landing somewhere around $1.50 to $5. Those figures come from a single contractor source, so treat them as indicative rather than gospel.

Prep is the whole job

Resurfacers fail for a short list of reasons, and almost all of them trace back to prep.

  • Surface profile. A resurfacer needs texture to grip. SikaQuick specifies CSP 3 minimum on the ICRI profile scale, and Concrete Network says CSP 3 or better for overlays generally. Profile is product-specific, so the data sheet wins over any rule of thumb.
  • Cleanliness. Both Quikrete and Sakrete call for a 2,500 psi pressure washer to remove most contaminants. Oil, grease, curing compounds and laitance all break the bond.
  • Moisture state. Cement-based resurfacers go onto a saturated surface dry slab: damp all the way through the surface layer, with no standing water. Self-leveling underlayments are the exception and want a clean dry floor with a diluted bonding primer instead. Read which one you bought.
  • Moisture from below. Vapor drive through the slab, and the efflorescence it leaves behind, act as a bond breaker. If the slab is below grade, test it first. Our basement floor guide covers how.
  • Cracks that move. Fill and bridge them flush before overlaying, and accept that an active crack will come back through.

One counterintuitive instruction from Quikrete's self-leveling data sheet, worth repeating because it contradicts a lot of DIY advice: acid etching, solvents and sanding are not acceptable ways to prepare the substrate.

Cost and how long it lasts

Three independent cost guides land in the same place. HomeGuide puts resurfacing at $3 to $7 per square foot, Angi's 2026 data says $3 to $5, rising to $9 for extensive damage, and Bob Vila gives $3 to $9 with an average near $6. Decorative and stamped overlays run higher, roughly $6 to $20.

For an interior floor specifically, HomeGuide gives $3 to $8 for basic work and $5 to $15 for complex. Doing it yourself, a 40 lb bag of resurfacer runs $20 to $40 and covers 15 to 80 square feet depending how thick you go, which is why coverage per bag matters so much to the budget.

Lifespan is commonly cited at 8 to 15 years before repairs are needed. Take that as a driveway-weighted figure, since it comes from exterior-leaning cost guides, and read it as a reminder that resurfacing is a long-lived cosmetic fix rather than a permanent one.
