Concrete Floor Finishes
There are only two moments you can finish a concrete floor: while it's still wet, or after it's cured. Everything else follows from that. A broom finish or a salt finish has to happen in the hour or two before the slab sets. Stain, polish, epoxy, and overlays can go on a slab that was poured last week or thirty years ago. Once you sort the finishes that way, picking one gets a lot simpler. The two families of concrete floor finish
Most articles hand you a flat list of a dozen finishes and leave you to sort it out. The useful split is timing, because timing decides what's still available to you.
Wet finishes are worked into the surface while the concrete is plastic, in the window between screeding and set. Troweling, brooming, salt, exposed aggregate, stamping, and integral color all happen here. They cost almost nothing beyond labor, because there's no separate product going down. Miss the window and they're gone for good.
Cured finishes go onto hardened concrete. Sealing, grinding, polishing, painting, staining, epoxy, and overlays are all in this group. They cost more, because you're buying material and surface prep on top of labor, but they're available forever. That's why a 40-year-old basement slab still has options.

Finishes done while the concrete is wet
These are the finishes your concrete crew puts on during the pour. They're mostly technique, which is why the price difference between them is small and the quality difference is large.

Two practical notes. A hard steel-troweled surface is the standard prep for anything you coat later, but burnishing it too tight can close the pores so much that stains and some sealers struggle to penetrate, so tell your crew what's going on top before they finish. And stamped work is overwhelmingly an outdoor product. It's in the wet-finish list for completeness, but indoors the same look is usually built with a stampable overlay on a cured slab instead.
Finishes applied to a cured slab
This is where most homeowners actually live, because most homeowners already have a slab. Here the finishes stack into rough tiers by how much of the concrete they change.
Sealer only leaves the concrete looking like concrete and just closes the surface. A penetrating silane or siloxane soaks in and leaves the color alone. A film-forming acrylic darkens the slab slightly and gives it that wet look. It's the cheapest thing you can do, and Angi puts sealed concrete at $0.85 to $1.60 per square foot. Grind and seal takes the slab to roughly 100 to 200 grit, then puts a urethane or acrylic sealer on top to make the sheen. People sell it as polished concrete and it isn't. The shine is a film, so it wears in traffic lanes and gets recoated every few years.
Mechanical polish grinds up through the grit sequence to 800 and beyond with a chemical densifier along the way, so the shine lives in the concrete rather than on it. Nothing to peel, nothing to recoat, and it's the longest-lasting finish on this page. Full detail is in our polished concrete guide.
Paint is a film of color, one or two coats over a primer, and the easiest finish to redo when you get bored or it wears. Acid stain reacts chemically with the lime in the slab and produces mottled earth tones that are part of the concrete rather than on top of it. Water-based stain and dye open up the rest of the color wheel, including blues and reds that acid can't make, with dye going on especially well during a polish. Epoxy is a true coating, thick, bonded, and genuinely chemical resistant, which is why it owns garages and workshops. Polyaspartic is the newer alternative and solves epoxy's two weaknesses: it cures in one to two days instead of up to a week, and it holds its color in sunlight where epoxy ambers. Overlays and microcement are a new surface poured or troweled over the old one, typically a few millimetres thick. This is the answer when the slab underneath is ugly rather than broken. Concrete Network puts overlays at $4 to $15 per square foot. Microcement, the thin polymer-modified version people use for that seamless European look, sits well above that: Craftex quotes $14 to $30 per square foot installed, and premium branded systems are quoted higher still. Treat any microcement number under $10 with suspicion.
Saw-cut patterns and stencils aren't really a finish on their own, they're what you add to one. Shallow saw cuts in a grid read as oversized tile, and adhesive stencils let a stain or dye lay down borders and medallions. One pattern worth noticing. The cost guides don't really price finishes, they price complexity. Angi sorts concrete flooring into simple work at $2 to $6, moderate work with scoring and multiple colors at $5 to $8, and advanced custom patterns at $8 to $15. A stained floor can land in any of those tiers depending on how many colors and cuts you ask for, which is why a single quoted number for "stained concrete" means very little without the design spec behind it.

Choosing a finish by room
The room decides more than taste does, because the room decides what the floor has to survive.
- Living room and bedroom. Polish or stain. Both read as intentional, neither peels, and both keep the slab breathing. Budget for radiant heat if you're in a cold climate, because the finish won't fix cold.
- Kitchen. Polish with a good stain guard. It shrugs off dropped pans, and spills wipe up. Avoid a high-gloss level where the floor gets wet often.
- Basement. Test the slab for moisture before anything else. Vapor pushing up from below grade is what blisters coatings. A penetrating sealer or a breathable finish is the safer default, and epoxy only after a moisture test comes back clean.
- Garage and workshop. Epoxy or polyaspartic. Oil, road salt, and hot tires are exactly what these coatings were built for, and polyaspartic wins if the door lets in a lot of sun.
- Entryway and mudroom. Stain or a satin polish, not high gloss. Wet boots and mirror finishes are a bad combination.
- Patio, driveway, and pool deck. Stay in the wet-finish family, or use an exterior-rated sealer. Broom, swirl, salt, and exposed aggregate all exist because outdoor concrete needs grip.

Can you change a concrete floor finish later?
Usually, and the direction matters. Going from less to more is easy: a sealed floor can be stained, a stained floor can be polished, a polished floor can be coated. Going backwards means removing whatever's there first.
Paint and epoxy have to be ground off before anything else goes down, and that grinding is often the single biggest line item on a refinishing quote. Stain can't be removed at all in any meaningful sense, since it's a chemical reaction in the slab, though you can stain darker over it or cover it with an overlay. Polish is the friendliest to change, because the surface is clean bare concrete that any product will bond to.
Which is the quiet argument for polishing first if you're undecided. It costs more up front than paint, but it leaves every other door open.
